The business leases the building and parking lot from a family partnership (the owners). The owners will provide a new lease (3 years). The proposed lease rate is $2,400 per month for the first year, $2,700 per month the second year, and $3,000 the third year, which is the amount the sellers are currently paying. A multi-unit housing development was built directly across the street two years ago. In addition, other businesses have opened nearby, including two new restaurants which has contributed to steady business. In the past few years, the owners have also increased inventory of higher end beers as well as micro brews. The business shows additional income from cigarette and tobacco related products, soda, snacks and ice.
The liquor license included with the sale of this business is a PA “D” Beer Distributor License issued by the PLCB. State law requires that the buyer of this business is a resident of PA. The buyer must also be approved by the PLCB to purchase the license. The beer inventory will be transferred to the Purchaser at closing.
